In search of....wedding rings

In case anyone is actually following this blog (ha,ha) then you already know my fiancee and I have been engaged for over 2 years now. There have been some ups and downs emotionally, financially, the general run of the mill obstacles most couples married or not deal with.

Well we are trying to get our butts in gear so we started looking for wedding rings. We started off going to the traditional places that you see in the mall; Zales, Hannoush, Kay, Belden Jewelers, Littmans. Most of the places we went into had the same type of wedding bands. You would think in a competitive environment like the mall jewelery stores would want to be a bit more diverse with their selections. My financee and I are lesbians so we already know we were in for some awkward looks.

To our surprise only the Belden Jewelers rep had an issue with two women looking for wedding rings, all the other jewelery sales people were nice and very courteous toward us. No real loss on our part it just means we take note of the store and don't bother to spend money there and we don't recommend the store to our friends.

Our search in the mall was fruitless but at least we did get some ideas of what we wanted and didn't want. For example we were first looking at eternity bands but we were advised if we were rough on our jewelery then eternity bands may not be our best option because they can't be re-sized and if they are banged around too much the stones will come out of the setting. We liked the idea of cross over bands but none of the stores had the quality we were looking for, we wanted comfort fit and none of the stores has cross over bands with comfort fit or the ring was too thick.

So, we went home searched through the internet for a bit, came up with a new list of jewelers to look visit. Two weeks later we take an impromptu trip to Ptown, MA. We love going there, always have a good time and it's the most comfortable place to be in no matter what your orientation. Also, if you want to be loved by every gay guy there where a Madonna t-shirt.

While we were there we looked around for rings. That is where we found Ruby's. I must say what an experience! Not only was Ruby fantastic but her ring selections were promising. With Ruby's help we were able to decide which rings we wanted and the quality we wanted. We are still in the planning stages so we have time to save up for the rings. We are glad we didn't jump the gun and go with a run of the mill jewelery store. We will be going to Ruby's for our rings.

The words "You People"

Most people who work in some form of customer service have heard these words at some point and time. They have heard it from a disgruntled customer or from someone asking a general question about the company they work for, but mostly from disgruntled customers.

Most of the time these words are used with the phrases "Who do you people think you are?", "You people make me sick!", "What is wrong with you people?", "You people don't know what you're doing.", "You people really need to keep better records.", the list could go, but I'll stop there.

Generally these words are used in the distaste of frustration; the person speaking forgets they are not talking to the whole company but to a representative who may not have all the details of what happened in the past. They may not have all the details because either it's the first time the customer is calling, the rep has not been giving enough time to look at all the notes left from previous calls or the notes are not there. So the rep takes the brunt of the lowly, condescending words "you people".

The words "you people" are very powerful. According to several of my friends in customer service the use of those words alone spontaneously translate into "I'm going to take my frustration out on you no matter what the outcome is, so don't bother to do too much in my case.", so that customer gets the bare minimum issue resolution or they will send the customer off to a different department making them play phone tag and/or to delay the resolution. Since by the letter of the company policy the rep does not have to go past certain steps to help they don't and no they don't get in trouble for it because they are following company policy. They may get a talking to but not because they didn't offer the best possible service for a difficult customer which by definition means the customer's issue gets escalated because someone got annoyed about having to pause their computer solitaire game to answer a call that started with "You people".

I wonder if the words "you people" became insulting the minute the first customer orientated business opened up or if it took some time for the general population to think it up. I also ponder what the words "you people" sound like in different languages and if it has the same insulting connotation that has formed in the US.

Just a thought or low key rant take it how you want no skin off my arse.

Summing up a sad home buying situation

Last year I attempted to go for the American dream. I attempted to become a home owner. So, I went and took all the new home buyers and new home owners classes. I got the pre-approval paper work and went out looking for home I could afford.
A few house viewings later we found a house we both would enjoy living in. I put the bid in and it was accepted. It has taken a while but I feel it is something worth posting here. Below are various journal post made throughout the failed buying process:

Heard back from the bank today.
The bank accepted the offer I made on the house. So I now have 48 hours to sign the purchase and sale agreement. Hand over a $900.00 dollar check for the rest of the deposit. Then within 10 days get the house inspected and if all is good, close on the house and move in. The bank is giving 60 days to close, so it does give time get things organized.

I am also able to get grants from the city which help take care of the down payment cost.

Everything is very surreal right now. It's mixed with excitement and a touch of fear. I hope things go smoothly :)

Okay here is a bit of an update.

We hit a small snag with the paperwork but it worked out Saturday morning and then after that the house inspection. Then I have to meet up with a city rep. because I am going for a city grant to help toward the down payment and closing cost of the house. I was also informed by my bank rep the city might extend some additional money to help repair the home. I really didn't see if anything needed repair but um okay I'm not going to say "No, I don't want the cities help."

Daily dose of blah
I am in purchase and sale agreement hell.

When I signed the purchase and sales agreement, I was told I would have only 10 days to get the house inspected. Of course a full inspection means, electricity and water need to be turned on. So, my buyer agent and I put in the agreement that the electricity would be on as well as the water for the inspection. The seller agent assured us they would be on.

Saturday day of inspection take a guess what was not on. So the inspection is only half done and we have to go back Thursday. Once again the seller agent is saying he will have it turned on. Also, in the agreement I signed the bank (which is the owner of the property right now), is suppose to unclog the sewage system. I hear back today that they have signed the Purchase and sales and I needed to sign an addendum, so I did.

Now my buyer agent is telling me the bank did not sign my addendum for the sewer system to be unclogged. WTF! It looks like I may be on the hook because the addendum I signed was an agreement that the bank would not be responsible for any repairs that were not in the purchase and sales agreement they signed.

Here I have done everything within my power to make sure things go smoothly on my side and the bank that is selling the property is acting like I'm just a burden to them. I offered full listing price and I only expected three things, two of which were of no cost to the bank. None of those things were done, yet they have my $1,000 deposit money, I am paying for the inspection, jumping through hoops for the grant paperwork, taking time from my work schedule for all of this. Oh and I have to take more time off for the rest of the inspection to happen on Thursday. All I see is me doing all the work and the seller dragging their heels and not signing parts of the agreement.

My agent says she has a verbal agreement from the seller agent that this things will be done, however I know it's what is in writing that counts.

Grrrr....
Okay the inspection didn't happen on Thursday either. The seller agent claimed he didn't know he had to be at the house for the water to be turned on because they need a meter worker to go into the house to make sure the meter is running and working. Ummm....that is the same reason why the electricity was not turned on, so wouldn't it make sense that the water was turned off that it would need to be turned back on and someone would need to be there to let the worker in to check the meter?

I'm not a home owner but there are certain things I do know. If a utility gets shut off, when it's turned back on someone needs to be home for the meter to be checked. It's not rocket science.

Soooo....I had to ask for an extension on the house inspection because of the utilities not being turned on. I signed the extension on the 19th, the home inspection time frame was until the 21st. The bank didn't sign the extension by the 20th so I turned in a notice of with drawl siting the reason being I couldn't do a full inspection because the utilities were not turned on. So my agent gets in touch with the seller agent and says if I don't have some sort of guarantee about the extension then the P & S agreement is off. The seller sent in email the extension would be excepted and signed by the bank and it would not matter the date they signed it because it's the date I signed that counts. He also guaranteed I would not lose my deposit on the house.

Update
Okay the inspection is done. The water runs, the water heater works, electricity works, but we couldn't fire up the heater to check it. Most likely it needs to be cleaned. Since the property is technically being sold "As is", if I want to know if it works then I have to pay for it be cleaned and primed. So my buyer agent (not the seller agent), is going to be at the house Monday to let the heating guy in to clean the burner and prime it. So crossing fingers.

If I can get the heater to work then, the next step is to notify the bank to submit the city grant paperwork and get the ball rolling.

Doing the happy dance!!!!!!!
Just got off the phone with my buyer agent. The heater works! Yeah, yeah, yeah! One more thing to cross off the list of things that are driving me INSANE!!!!

Now I need to get more info for the meeting with the city grant guy and look into getting home insurance.

Woot!!!!!
My partner and I have been working our butts off nonstop for 3 weeks painting the house and getting it up to par to qualify for the city grant which helps with closing cost, down payment and some rehab stuff. We had our friend Roger help, which he helped in a big way!

Monday was the date of the city inspection for the grant. WE PASSED!!!!!!! The city had a plumbing inspector come in because there were some plumbing violations like there was pipe on the outside of the house that needs to be on the inside and also some other piping has to go in to get it up to code.

I am so excited about this! This means my partner and I can finally have a place of own at least for a little while. I talked to my mom and there is a good chance she will be moving up here in May of next year. The company who she contracted to do security for is not renewing their contract with the site she is working at, so another contractor has stepped in to take over. They are changing some of the security guard positions. My mom is a security guard and she is also the last person full time person they hired. There is only one available position with the new contractor and the guy with seniority gets first dibs on the job and he isn't retiring any time soon. The new contractor has mentioned maybe another position but that is the night shift which my mom doesn't want. So there is a very good chance she will re-retire and come up here to live with Beckie and me.

In other news of the house I got word from my buyer agent the bank that owns the house right now didn't finish off the foreclosure paperwork and the title is still in the previous owners name, which means the closing date may need to be pushed back to Aug. 25th. However, the bank does say they can get it done by the 11th.

I am just a little Po'd right now about this. The bank had plenty of freakin' time to find out the title is not correct. The selling bank made damn sure I jumped through hoops and got everything done, so now I am in hurry up and wait hell. I can't even get an idea about a new closing date. I've asked my buyer agent 3 different times now and the selling agent keeps dancing around the damn question. I almost want to go out and start looking at other houses. Light a fire under their arse with threat of, if you don't hurry up like you made me, you can continue to pay taxes on an empty house. The longer this process takes the more time someone does have to break into the house and not only that but another buyer can come in and start a bidding war for the house. My partner and I have put our blood, sweat and tears into that house and now it seems like the bank is dragging it's heels because it really didn't want to sell it. WTF!!!!!

And the beat goes on.....
Well.....someone broke into the house and stole all the copper pipes. My partner went to the house yesterday and told me the front door was unlocked and ajar. She checked the first and second floor then realized she should not be in there in case someone was still there, so she left. There was some evidence of someone being in there, closet doors opened, somethings put in a different spot and forwarded mail was being delivered to the house. I emailed our buyer agent and told her.

Her and I went back after I got off work, I went down into basement and saw the pipes to the heater, furnace and the water pipes gone. I also noticed something was missing off the furnace unit but I don't know what yet. I called our buyer agent and told her someone had in fact been in the house and stole the pipes. I let her know I could not buy the house in that condition because I went under contract when the furnace and water worked and the pipes where intact and that was the "As is" condition I agreed to.

I got an email from her this morning. The seller agent agrees, the front door was not secure properly because it only had one working lock on it and since the bank dragged their heels on the title issue and missed the closing date he is going to request they repair the pipes. The house sat empty for so long it was no surprise it finally got hit. The sad thing is, the bank had plenty of time to do a title search and they had plenty of opportunity to make the closing date. If they had made the closing date then the house would not have sat empty and been an easy mark.

Now the question do we still want the house? If we decline the house now we cannot go for another house because our finances were stuffed into this house. My partner and I did talk about it last night before the seller agent let us know what he was going to do. She wanted to go back to work, have us save up the money and try again next year. Last night I was in agreement. Then the seller agent made this offer. Her and I really do want this house, I mean neither of us would have put so much work into this house if we didn't want it. But before we can re-agree to the sell if the bank fixes the pipes and furnace, we want to know is there a closing date and can the repairs be done close to the closing date so the same things doesn't happen again.

Bah!
Okay so far, according to the seller agent there is only $500 worth of damage because of the pipe issue. Granted this by far is not a professional estimate. He did inform the selling bank of the issue and according to him he will try to get it taken care of.

I think he is minimizing the cost of the damage. The seller agent seems a bit out of touch with reality. Also according to the seller agent the bank will make the repairs close to the closing so there is less of a chance of it happening again.

I don't know why but I still feel as if my place was broken into. Does it seem right to feel that way about a piece of property you haven't bought yet? I still feel as if the sale isn't going to go through and I don't want to try again for another at least not for a long time.

WHAT THE F!~!!!!!

Okay since I lost my job of course the whole house thing is gone. I told my buyer agent and she claimed if I broke the contract I would not get my deposit back. So I decided to wait until the closing date of the house to go and pass. I knew it would because the bank still had not cleared up the title. So since the bank was not ready on the day of closing they are ones breaking the contract. One day after the closing date I terminate the contract under the premises the closing bank is not finished on their end. Now I get the deposit back. I had to contact the city and let them know the house deal fell through yadda yadda yadda yadda. All circumstances were out of my control. So what do I get in the mail today?

A letter from the city saying I owe them $175.00 because they had an attorney do a title search on my behalf. Odd I don't remember them saying they would hire anyone on my behalf. I call up the office and of course the person on the phone tries to give me the run around saying no one is available to talk to me about the money. I've been getting the run around all day from UI office, my former employers Human Resource office and The Medical Security Program office; so take a guess what I'm tired of today.

I tell the person on the phone I am only calling this one time, if no one is going to take the phone call then no one will be getting any money from me. She put me on hold and got Laura on phone. I explained the house crap to Laura and how I would have loved to buy the house, but the selling bank wouldn't get off their duff to close the deal so why is the city trying to hang me for their attorney's fee and when did I sign something saying it was okay for them to hire someone on my behalf? That is like a house contractor agreeing to do work at a certain price and then at the end turning around and telling the home owner oh I had to hire someone to help me so now you owe them money. I also asked why they were coming after me for the money when I wasn't the one that was in breech of contract? Of course I got the well I need to pull your file and look into it more. I get off the phone with her and a little while later she calls back and leaves a message telling me to not worry about the fee their office will take care of it.

This has me wondering, if they can turn around and try to pull this on me, can the bank I got the commitment letter from for the loan turn around and try the same stunt? What the hell! I guess this is what I get for trying to become a home owner. Geez how dare I try to better my living situation or try to be a responsible adult and contribute to the "American" way of life. How dare I think it was possible to have a yard of my own and a home to be proud of.

I am extremely disillusioned with everything right now.
